Is a home inspection pass or fail?
No, a home inspection from a private home inspector is not pass or fail. A home inspection by a licensed NY State home inspector will go through many of them systems that create the house. The customer (who contacts with me) will receive a detailed report on our findings. More about the finalized report below.
Do I need a home inspection?
Some banks may require a home inspection for certain real estate transactions, even a reverse mortgage. Our customers are normally home buyers that want to know if the home that they are interested in is right for them and we also have customers who will buy a home even without our report but want a report so they know where to start making repairs. In most cases no you do not need to get a home inspection but you also don’t need to test drive a car or ask for the Carfax. A home inspection can save more money that what the inspection cost. The report and walk through with the inspector can help find bargaining points if you are in a position to negotiate the price of the home. It can also help you identify an issue which can turn into a very costly repair a few years later. If you are buying with the intent to update, a home inspection report can give you a place to start.
Who can see my report?
The home inspection report is owned by my customer. Whoever signs the agreement with me is who owns the report. Legally by NYS Realty Law I am not allowed to show your report to anyone without your permission. If someone else wants a home inspection for the same home, I must re do another inspection as if I was never there before. If you chose to take the report and show it to someone that is yours to do so.
What is the benefit to getting a home inspection?
For the Home Buyer
A home is likely the largest purchase you'll ever make, so it's important to understand the condition of your investment. I will provide a non-invasive examination of the home’s accessible structure, systems and components. While a home inspection is not a prediction of future conditions, and cannot reveal every concern that exists (or ever could exist), it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision. A home inspection can also pay for itself and then some. If I identify an issue that can be used to decrease the price you have already benefited financially and in time.
For the Home Seller
Are you selling your home? Let me inspect it before you even list it. A Move-In Certified Seller Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you're dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected now.

Should I get a radon test done?
The majority of our coverage area is listed as “High Risk Counties” as per New York State. The only way to tell is to test. More info on radon in NY State: https://www.health.ny.gov/publications/3168/
Should I have my water tested?
Water testing can have great benefits, especially to private well owners. As a private well owner you are the one that maintains the well and responsible for testing. If you are on municipal water such as in a village or city then the water quality is greatly affected by them. We can discuss further to see what is right for you.
Do I need to be present for the home inspection?
No you do not need to be present but there is benefit to walking through with me. I prefer to walk through the home with my customers before I leave to review some of my findings before I create the report.
How much is a home inspection?
Every home inspection is priced individually. Factors on price include; size of the home, location of home, out buildings, how complex a home is. Age is not so much a factor because I can find areas of concerns on new homes as well as historic homes.
